Cash buyers always want a discount, but sellers don’t necessarily want to discount their prices because it’s all the same money to them at the end of the day. Whether it comes from the buyer’s bank account directly or from the lender’s account that’s financing the buyer’s purchase.
So, if you are one of those cash buyers and you’re determined to get a cash discount, the best thing to do is focus on properties that are un-lendable. So those where an appraiser would never certify them as livable, that way you eliminate competition against finance buyers, you’re only competing against other cash buyers, and the seller is somewhat forced to give a discount.
